Construction Management
As a construction manager, Property Specialists is responsible exclusively to the Owner and acts in the Owner's interests at every stage of the project. Recommendations are presented, uncolored by any conflicting interest, on such crucial matters as:
- best use of available funds
- maintaining control of the scope of the work
- detailed and efficient project scheduling
- efficient use of architect's or engineer's skills and talents
- reduction of delays, changes, and disputes
- maximizing project design and construction quality
- flexibility in contractor selection and product purchasing
Flexible and affordable construction management services provided by Property Specialists include, but are certainly not limited to:
Pre-Project
- prepare project specifications
- expedite any planning, specification, and/or development processes that are required for the project
- reduce the Owner's burden of paper work, filings, and meetings required for project approval
- solicit bids, prepare bid evaluation, and present Owner with recommendations
- conduct contract negotiation(s) as required
- ensure that the project begins on schedule with all necessary resources in place
the Project
- monitor project progress, spec compliance, and adherence to a specified scope of work

- ensure that the in-progress planning, specification, and design change process runs smoothly and remains within budget
- schedule or monitor all inspections by City officials or special testing engineers
- confirm all work completed, and authorize progress payments
- prepare punch list for satisfactory completion of each contractor's work
- represent Owner's interests with contractor(s), vendors, and City officials
After the Project
- process lien releases for all vendors and contractors
- confirm that all necessary permits are complete
- ensure that a "Certificate of Final Completion" and / or a "Certificate of Occupancy" is issued by the Department of Building Inspection
- authorize final payment to contractors and vendors
- pop the cork and celebrate successful completion
