You've saved your pennies, hired your designer, chosen your colors, perhaps even spoken with several contractors. What's the holdup? The building permit, that piece of paper which allows work to begin, and without which, an Owner is at risk of losing all the benefits the project should create.
As a permit expediter, we actively advocate for your project, reconcile code and procedural requirements, avoid costly missteps, and reduce the time required for permit approval by City officials.
Whether your project qualifies for a simple over-the-counter building permit, or requires submittal and review by several agencies, Property Specialists can provide one, some, or all of the following services to ensure that you will have the permit in hand when ready to begin your project.
Pre-Application Issues
- work with Owner's architect or engineer to ensure all code and cost concerns are addressed
- research all permit, housing, and planning department histories
- conduct pre-application meetings with appropriate City agencies and officials
- prepare and manage all documents required for permit application submittal
Over-the Counter Permits
- prepare applications and collect all drawings, photographs, and signatures required for expedited "over-the-counter" permits
- submit permit application(s), provide clarification and additional information
- secure building permit(s) from Central Permit Bureau
Application Submittal
- secure required zoning approval, "variances" or "conditional use" authorization as may be required by the Planning Department
- secure CalTrans or State architect approvals if required for permit issuance
- prepare application for "Request for Certificate of Appropriateness" if required
- secure approval for such issues as tree removal and sidewalk
work

- confirm compliance with Department of Public Health requirements
- clarify project scope and negotiate code interpretations with City officials reviewing the project
- prepare applications and collect all drawings, photographs, certificates, and approvals from other departments required for building permit
- where appropriate, utilize the parallel review process as offered by the Department of Building Inspection
- secure building permit from Central Permit Bureau
Inspections
- schedule a pre-project inspection if warranted or required
- assist the Owner with special inspections and other permitting requirements
- ensure that a "Certificate of Final Completion" and / or a "Certificate of Occupancy" is issued by the Department of Building Inspection where required
